End of Tenancy Cleaning in London
Deposit disputes over cleaning are the most common disagreement between London tenants and landlords. The Tenancy Deposit Scheme consistently reports cleaning as the single most frequent cause of dispute — ahead of damage, redecoration and rent arrears.

The reason is almost always the same. The property was cleaned to a normal domestic standard, and the check-out inventory was assessed against the check-in report. Those are two different bars. An inventory clerk works to a written schedule: they open the oven, look behind the fridge, check window tracks, and run a finger along the top of door frames.
We clean to that schedule. If your agent or landlord raises a cleaning issue within 72 hours of our visit, we return and put it right at no charge.

Why us
Why choose us for end of tenancy
72-hour re-clean guarantee
If your letting agent, landlord or inventory clerk flags a cleaning issue within 72 hours, we come back and resolve it free of charge.
Cleaned against the inventory schedule
We work to the same checklist clerks assess against, not a generic domestic clean. That is the difference between passing check-out and losing part of your deposit.
Works around your move
Move-out days are tight. We attend evenings and weekends, and work around removals so the clean happens once the property is empty.
Landlords and agents welcome
We work directly with letting agents and portfolio landlords across London, and can invoice on account.
Questions
End of Tenancy FAQs
The questions we get asked most about this service.
Will this get my full deposit back?
Cleaning is the most common reason deposits are partly withheld, and cleaning to inventory standard removes that reason. We cannot speak for damage, missing items, redecoration or rent arrears — but if a cleaning issue is raised within 72 hours we will return and fix it at no cost.
Should the property be empty first?
Yes, ideally completely. We clean inside cupboards, wardrobes and appliances, and behind furniture. Anything still in the property has to be worked around, which means those areas cannot be properly cleaned or guaranteed.
Do you clean carpets as part of this?
Carpets are vacuumed thoroughly as standard. Many tenancy agreements require professional carpet cleaning with a receipt — that is a separate hot-water extraction service we can carry out on the same visit. Check your agreement, as agents frequently ask for proof.
How far in advance should I book?
A week is comfortable. End of month and end of quarter are the busiest periods in London, because most tenancies end on those dates. Book earlier if your move-out falls then.
Do you clean the oven properly?
Yes. The oven is the single most common check-out failure point. It is fully stripped: racks and trays soaked, interior taken back to bare metal, and the inner door glass cleaned between the panes where the design allows.
