How we price work

Every job is quoted as a fixed price for a defined scope of work, agreed before anything starts. You know the number in advance and it does not move.

We deliberately avoid hourly rates. An hourly model means a slow job costs you more, which is exactly backwards — it rewards taking longer and penalises you for a property that needs more attention. A fixed price for a written scope puts the risk on us, where it belongs. If a job takes longer than we estimated, that is our estimating problem, not your invoice.

It also means the conversation up front is about scope rather than speed. What is included, what is not, and what you actually need — which is a far more useful discussion than an hourly rate that tells you nothing about the outcome.

Why there is no price list

Published prices for cleaning are almost always a starting figure that nobody actually pays. Two identical flats in the same block can be genuinely different jobs — one cleaned six months ago and empty, the other occupied for four years with an oven that has never been touched.

A headline number would set an expectation we would then have to revise upwards after seeing the property, which is a worse experience than simply asking a few questions first. So we ask the questions and give you a real number.

What actually drives the price

In rough order of impact. Condition matters more than most people expect, and size matters less.

Property size

The most obvious factor, but not the most important one. A studio and a four-bedroom house are clearly different jobs, though size alone tells us less than people expect.

Condition

This is usually the bigger variable. A property deep cleaned annually takes a fraction of the time of one that has not been touched in three years, at identical square footage.

Scope of work

Whether the oven is included, whether carpets need hot water extraction, whether we are cleaning inside every cupboard or only the surfaces. Scope is what we actually quote against.

Occupied or empty

An empty property is faster and can be cleaned far more thoroughly. Working around furniture and possessions adds time and limits what can be reached.

Access

Fourth-floor flat with no lift, restricted parking, a concierge sign-in process, or a narrow one-hour window between guests. All of it affects how long a job takes.

Timing

We do not charge a premium for evenings or weekends. But end of month is the busiest period in London because most tenancies end then, and availability tightens.

How to get an accurate price fast

The more of this you can tell us up front, the closer the first number will be to the final one.

  • Number of bedrooms and bathroomsBathrooms drive more of the price than bedrooms do.
  • Whether the property will be emptyEmpty is faster, cheaper and can be cleaned far more thoroughly.
  • When it was last deep cleanedThe single biggest factor after scope. Be honest — we would rather know.
  • Photos of the kitchen and bathroomsMore useful than any description. These two rooms are most of the work.
  • Your deadlineEspecially for end of tenancy — check-out dates cluster at month end.
  • Anything unusualNo lift, restricted parking, pets, allergies, a difficult oven. All of it helps.

Pricing FAQs

Why don't you list prices on the website?

Because a price list would be either misleading or useless. Two three-bedroom flats in the same building can be very different jobs depending on condition, whether they are empty, and what is actually in scope. A published figure would be a starting point that everyone gets moved off, which helps nobody. We would rather look at the specifics and give you a real number.

Do you charge by the hour?

No. We quote a fixed price for a defined scope of work. Hourly billing penalises you when a job runs long and gives nobody an incentive to work efficiently. With a fixed price, if the job takes us longer than estimated, that is our problem rather than a revised invoice.

Is the quote fixed or can it change?

It is fixed for the scope we agreed. The only time a price changes is if the property turns out to be materially different from what was described — for example, quoted as empty but still fully furnished. In that case we tell you before starting rather than adding it to the invoice afterwards.

Do you charge extra for outer London?

No. Travel is included everywhere in Greater London. The quote is based on the work, not the postcode.

How do I get an accurate quote quickly?

Tell us the number of bedrooms and bathrooms, whether the property will be empty, roughly when it was last deep cleaned, and anything unusual. Photographs of the kitchen and bathrooms help more than anything else — those two rooms account for most of the work in any deep clean.

Do you need to visit before quoting?

Usually not for residential work — a description and a few photographs are enough. For larger commercial premises or ongoing contracts we normally do want to see the site, because the specification matters more than the square footage.

What payment methods do you accept?

Bank transfer and card. Commercial clients on a rolling contract can be invoiced monthly on account.
