End of tenancy cleaning is priced on the property being empty, because a cleaner can then reach every cupboard, skirting board and window frame. Agents and landlords check against a written inventory, which is why the job is more detailed than a normal clean and why it usually costs more than a deep clean of the same flat.
Carpets are the most common extra. Steam cleaning, extra oven work and upholstery are usually priced separately, so ask whether your quote includes them before you compare two figures.

A one-off deep clean covers the work a regular cleaner skips: inside the oven and cupboards, limescale on taps and shower screens, skirting boards, door frames and the tops of wardrobes. It is the right choice before moving in, after a long gap between cleans, or before a spring reset.
Because it is a big first pass, condition moves the price more than size does. A well-kept two-bed can cost less than a neglected one-bed.

Supplied and laundered linen usually adds around 30%. Tight same-day windows can add 10% - 20%.
Short-let turnaround pricing is per changeover, so it is driven by bedroom count and how tight the window between guests is. Hosts who need the same team every time, or a fixed check-out to check-in slot, should say so up front.
Laundering and resupplying linen is a separate line on most quotes. If you already have a linen service, you only pay for the cleaning.

A quote under about £20 an hour usually means corners are being cut on insurance or pay.
Offices are normally quoted as a fixed monthly price for an agreed specification and set of visits, not as an hourly bill. The per-hour figure is a benchmark for checking that a quote is realistic, not the way you should be charged.
Where the building is matters too. Central locations, restricted access and out-of-hours entry all add cost, which is why the guide shows a location premium separately.

Very dusty sites and multi-stage refurbishments cost more, and larger projects are quoted after a site visit.
Builders leave fine plaster and cement dust that gets into every surface, so an after builders clean takes longer than its size suggests. It is done once all the trades have finished, and often in more than one pass.
How dusty the site is decides the price more than the number of bedrooms. A light redecoration and a full strip-out are very different jobs, and bigger projects are quoted after a site visit.
What pushes a cleaning price up or down
Two properties with the same number of bedrooms can be priced very differently. These are the factors that matter most, roughly in order of impact.
- Condition: a property cleaned recently takes a fraction of the time of one that has not been touched in years.
- Scope: whether the oven, carpets, inside of cupboards and windows are included.
- Empty or occupied: an empty property is faster and can be cleaned more thoroughly.
- Access: no lift, restricted parking or a tight time window all add time.
- Timing: the last week of the month is the busiest for end of tenancy, so availability tightens.
How to compare cleaning quotes fairly
The cheapest quote is not always the cheapest clean. Before you compare two numbers, check that they cover the same things.
- Is the oven, fridge and inside of cupboards included?
- Are carpets, upholstery and windows included or extra?
- Is the price fixed, or an hourly estimate that can run over?
- Is the team insured, and are they background checked?
- Is there a re-clean guarantee if something is missed?
A price well below the rest of the market often means one of these is missing. It is worth asking which before you book.
Getting an accurate price for your property
The fastest route to a firm number is a short description and a few photos. Tell us the number of bedrooms and bathrooms, whether the property will be empty, and roughly when it was last deep cleaned. Photos of the kitchen and bathrooms help more than anything else, because those two rooms are most of the work.
