End of tenancy cleaning in London is priced mainly by the number of bedrooms and the condition of the property. For a two-bedroom flat a typical guide is £240 - £340, with studios and one-bedroom flats below that and larger homes above. The table below has the full range.
These are guide prices, not quotes. The number you pay depends on how the property has been kept and exactly what is included, which is why the same flat can be quoted very differently by two companies.

What an end of tenancy clean includes
An end of tenancy clean is done to the standard of a check-out inspection, not a normal weekly clean. Here is what our clean covers.

What pushes the cost up
Two flats with the same number of bedrooms can be priced quite differently. These are the factors that move a quote most.
- Number of bedrooms and bathrooms. Bathrooms and the kitchen are most of the work, so a small flat with two bathrooms can cost more than a larger one with one.
- Condition. Limescale, grease and mould take far longer to remove than dust, and a property that has not had a deep clean during the tenancy costs more to bring up to standard.
- The oven. A neglected oven is the single most time-consuming item in most kitchens, and extra oven work is often priced separately.
- Carpets and upholstery. Vacuuming is usually included. Steam cleaning is normally an add-on.
- Things left behind. Cleaners work on an empty property, so furniture, bags and rubbish still in place slow the job or stop parts of it happening.
- Timing. The last week of the month is the busiest period for tenancy endings in London, so availability tightens and short-notice slots are harder to find.
End of tenancy cleaning versus a deep clean
The two overlap, but they are not the same job. A deep clean is about getting a property properly clean. An end of tenancy clean is about getting it to a checkable standard on an empty property, with the oven, fridge, cupboards and bathrooms all done. Who pays, and what it means for your deposit
In England your deposit should be protected in a government-approved scheme, and it is the landlord or agent who claims deductions from it at the end of the tenancy. Cleaning is a common reason for a claim, so a clean to inspection standard is mainly about removing that argument.
In England, the Tenant Fees Act 2019 stops landlords and agents from requiring you to pay for a professional clean as a condition of the tenancy. You are still expected to leave the property as clean as you found it, allowing for fair wear and tear. This is general information rather than legal advice, and the rules differ in Scotland and Wales. Check your tenancy agreement and deposit scheme if there is a dispute.
When to book, and how to get an accurate price
The clean has to happen after your belongings are out and before the check-out inspection, so book as soon as you know your dates. The last week of the month is the busiest.
